## What Is an EICR and Who Needs One?

An Electrical Installation Condition Report (EICR) is a formal document produced after a thorough inspection of the fixed electrical installation within a property. It identifies any defects, deterioration, or non-compliance with current safety standards, and categorises findings by severity.

Since June 2020, landlords in England are legally required to have a valid EICR for every rental property. The report must be obtained before new tenancies begin and renewed at least every five years. Failure to comply can result in fines of up to £30,000 and criminal prosecution.

Homeowners are also strongly advised to have periodic inspections carried out every 10 years (or every 5 years for older properties). EICRs are frequently requested during property sales, mortgage applications, and insurance renewals.

At Cobham Electrical Contractors, we carry out EICRs across Cobham, Weybridge, Esher, Oxshott, and the wider Surrey area. Our reports are thorough, clearly written, and delivered quickly so you can meet deadlines without stress.

## The Risks of Skipping Your EICR

Electrical faults are a leading cause of house fires in the UK. Without regular testing, deteriorating wiring, overloaded circuits, and faulty earthing arrangements remain hidden until they cause harm. The consequences of neglecting electrical safety go beyond inconvenience:

- Landlords face fines of up to £30,000 for non-compliance with the Electrical Safety Standards Regulations 2020
- Void insurance cover — most policies require proof of electrical safety for claims to be honoured
- Fire risk from degraded wiring, loose connections, or absent RCD protection
- Delayed property sales when buyers or solicitors request electrical safety documentation
- Tenant injury or death from undetected electrical hazards, leading to criminal liability
- Mortgage offers withdrawn if the lender requests an EICR and the property fails

## How Our EICR Process Works

1

### Book Your Inspection

Contact us by phone or through our website. We schedule the inspection at a time that works for you and your tenants, including evenings and weekends where needed.

2

### Full Electrical Inspection

We systematically inspect every part of the fixed electrical installation — consumer unit, wiring, sockets, switches, light fittings, earthing, and bonding. We test circuit integrity, insulation resistance, earth fault loop impedance, and RCD operation.

3

### Classification of Findings

Any defects are categorised using the standard coding system: C1 (danger present — immediate risk), C2 (potentially dangerous — requires urgent attention), C3 (improvement recommended), and FI (further investigation required). We explain every finding clearly.

4

### Report Issued

Your EICR is issued on the same day as the inspection. If the installation passes, you receive a satisfactory report valid for 5 years. If remedial work is needed, we provide a clear, itemised quote to bring everything up to standard.

5

### Remedial Work (If Required)

We carry out any necessary remedial work promptly and retest the affected circuits. Once everything passes, we issue an updated satisfactory EICR and the relevant electrical certificates.

## Why Landlords and Homeowners Choose Us for EICRs

### 48-Hour Booking

Most inspections are scheduled within 48 hours of your enquiry. Urgent appointments available for compliance deadlines.

### Same-Day Reports

Your EICR report is issued on the same day as the inspection — no waiting, no chasing.

### Clear, Jargon-Free Reports

We explain every finding in plain language so you understand exactly what's been checked and why.

### Competitive Fixed Pricing

Transparent pricing with no hidden costs. We quote per property size, not per hour.

### Remedial Work in One Visit

If minor remedial work is needed, we can often complete it during the same visit, saving you time and a second appointment.

### Landlord Portfolio Discounts

Managing multiple properties? We offer volume pricing for landlords and letting agents across Surrey.

## EICR Technical Standards and Legal Requirements in the UK

An EICR is conducted in accordance with BS 7671 (the IET Wiring Regulations) and the guidance in the IET publication 'Guidance Note 3: Inspection & Testing'. The inspection covers all aspects of the fixed electrical installation, from the main incoming supply through to the final circuits.

Key elements inspected include the condition and suitability of the consumer unit, the adequacy of earthing and bonding arrangements, the condition of wiring and accessories, the correct operation of protective devices (MCBs and RCDs), and the presence of any alterations or additions that may not comply with current regulations.

Testing procedures include continuity of protective conductors, insulation resistance between live conductors and earth, polarity verification, earth fault loop impedance at the origin and at the furthest point of each circuit, and RCD operation testing at rated and five-times rated current.

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 mandate that landlords must ensure every fixed electrical installation is inspected and tested by a qualified person at intervals of no more than 5 years. The report must be supplied to existing tenants within 28 days and to new tenants before they occupy the property.

For properties in Cobham and Surrey, we frequently encounter installations from the 1960s through to the 2000s that may include outdated wiring colours (red and black), absence of RCD protection, inadequate earthing arrangements, or consumer units containing rewirable fuses. All of these issues are identified and clearly reported during an EICR.

Properties with rubber or lead-sheathed wiring, aluminium conductors, or asbestos-containing electrical accessories require particular attention and specialist knowledge to inspect safely. Our experience with older Surrey properties means we identify these issues routinely.
